A global insurance and reinsurance company, along with a commercial real estate finance and advisory firm, will open new offices in Miami’s Brickell district. MS Reinsurance has leased 7,700 square feet, while Walker & Dunlop has taken 2,900 square feet at the 801 Brickell tower. The building is located at 801 Brickell Avenue.
MS Reinsurance will relocate from its current office at 701 Brickell Avenue during the first quarter of next year. Walker & Dunlop is entering the Miami market for the first time.
The Colliers team representing the building’s owners included Stephen Rutchik. Kevin Gonzalez represented MS Reinsurance. Keith Edelman and Scott Goldstein of CBRE represented Walker & Dunlop.
Monarch Alternative Capital, based in New York, and Tourmaline Capital Partners from Bryn Mawr, Pennsylvania acquired 801 Brickell for $250 million in 2023. In September, they obtained a $229 million refinancing for the property through Goldman Sachs and Wells Fargo. Monarch is led by co-CEOs Michael A. Weinstock and Chris Santana; Tourmaline is led by Brandon Huffman. The ownership group is also developing a 14,800-square-foot penthouse office space set to be completed early next year.
In another move within Brickell, London-based insurer Howden has leased 23,700 square feet at 600 Brickell World Plaza and plans to open its office early next year in the 40-story tower at 600 Brickell Avenue.
Jonathan Kingsley and Zach Smith from Colliers represented Howden as tenants alongside Jodie Poirier of Occupier Services; Ilene Munoz of Elm Spring represented the landlord. According to records, Elm Spring-affiliated Brickell Holdings owns the building.
Elsewhere in Miami-Dade County, ADP—a provider of human resources and payroll services—will move its regional office to Waterford Business District near Miami International Airport after leasing 78,300 square feet at 703 Waterford Way. ADP currently operates out of an office near South Miami but will relocate to this larger space owned by Nuveen Real Estate (based in Chicago) and Pimco Prime Real Estate (part of Munich-based Allianz Group). The Waterford Business District spans over three million square feet across a total area of approximately 250 acres.
Two Florida state departments are also moving their Broward County offices: The Department of Financial Services has leased 21,000 square feet while the Department of Revenue secured a lease for 19,000 square feet at Sawgrass Concourse within Sunrise’s Sawgrass International Corporate Park. Both agencies are expected to relocate in 2026; MG3 Group owns Sawgrass Concourse.
In downtown West Palm Beach’s CityPlace complex developed by Related Companies (founded by Steve Ross), Hawaiian-inspired footwear brand OluKai opened a store last week after leasing a space measuring 1,300 square feet.
Ross stepped back from Related Companies last year but remains nonexecutive chairman and largest shareholder; he now leads West Palm-based Related Ross which manages several downtown West Palm properties including eight office buildings plus residential projects.
Emigrant Bank will open a branch at The Strand condominium building on Evernia Street in downtown West Palm Beach with Fabio and Sebastian Faerman representing them as brokers.
Lastly, Destination XL Group opened its DXL Big + Tall menswear store on Pines Boulevard in Pembroke Pines; ownership records show Cornfeld Group together with HB Capital Group own that location.
