South Florida sees high-value real estate deals including major sale losses

A Wellington estate set a new record for residential sales in South Florida after it was sold for $16.3 million. The property, located at 11380 Long Meadow Drive, spans 10,800 square feet and sits on a 1.1-acre lot. It features five bedrooms in the main house, along with amenities such as a game room, exercise room, spa, sauna, steam room, pool, guest house with two bedrooms, and a five-car garage that includes an apartment. The seller was an LLC managed by Jason Golden; the buyer was an LLC managed by Alejo Pedroza Paez. Kristina Lloyd of Douglas Elliman brokered the deal.

In Boca Raton, another notable residential transaction occurred when Phillip DeLeon and Paula Chusid sold their waterfront home at 155 Southeast Spanish Trail for $13.5 million to Emil Lotyanu and Natalia Lotyanu. The six-bedroom mansion measures 9,300 square feet and has been on the market intermittently since 2021. It includes a six-car garage, elevator, built-in grill, dock and pool.

On the commercial side in Miami Beach, JSRE Acquisitions sold a retail property at 716-720 Lincoln Road for $11.8 million to an LLC linked to developer Michael Simkins. This price is about one-third of what JSRE paid for it in 2014 when it acquired the building for $34.5 million.

Additionally in North Bay Village, Coral USA LLC sold a multifamily complex at 7917 West Drive to Woodpecker Investments LLC for $10.5 million. The waterfront property covers 22,600 square feet across two stories and contains 30 units.
