Related Ross secures major office leases across downtown West Palm Beach properties

Related Ross, led by billionaire Steve Ross, has secured a significant number of office leases in downtown West Palm Beach this year. According to the company, about half a million square feet have been leased across several towers.

At 15 CityPlace, which is still under construction, BDO, Shutts & Bowen, and Inclenberg Investments have preleased offices. Related Ross will also expand its headquarters to this tower. Cleveland Clinic has signed on for 120,000 square feet at the same location.

The two towers—15 CityPlace and 10 CityPlace—are being developed on sites previously occupied by AMC West Palm Beach 12 and Brio Italian Grille within the CityPlace complex.

One Flagler, another tower completed this year by Related Ross near the Royal Park Bridge, has tenants including Citizens Bank, JP Morgan Private Wealth Management, and Metropolitan Commercial Bank.

Roger Ferris + Partners has leased space at Phillips Point. Gruss and Company renewed its lease there as well. In 2021, Steve Ross acquired Phillips Point for $282 million.

At Esperanté Corporate Center on Lakeview Avenue, Whiteford Taylor & Preston has taken office space while Shumway Capital renewed its lease.

CityPlace Tower saw new leases from GID and Seubert & Associates; McLaughlin & Stern renewed their space. Steve Ross’s involvement with CityPlace Tower dates back to its development in 2008; he repurchased it in 2021 for $175 million after selling it in 2011.

Tech firm Visium plans to open its headquarters at the boutique office building at 477 Rosemary within CityPlace.

Steve Ross founded Related Companies over five decades ago but stepped away last year to focus on West Palm-based Related Ross. He remains nonexecutive chairman and largest shareholder of Related Companies.

Elsewhere in South Florida leasing activity:

Riviera Dining Group opened AVA MediterrAegean restaurant in Miami’s Coconut Grove—their second location—with a lease of nearly 5,000 square feet at Arya Hotel & Suites (Mutiny Park Condominium). The restaurant includes a members-only area called AVA MM retreat. Chef Michaël Michaelidis leads the kitchen alongside executive chef Frédéric Aumeunier; Lazaro Rosa-Violán designed the interior.

In Westlake—a city incorporated in Palm Beach County less than ten years ago—a shopping plaza under construction landed four tenants: Ella Cafe (1,700 sq ft), Junior’s Barber Shop (1,700 sq ft), Westlake Eye Care (1,500 sq ft), and Gulfstream Goodwill (2,600 sq ft). The site is owned by an entity led by Donaldson Hearing; construction began earlier this year on a planned retail building of just over 10,000 square feet. Minto Communities is developing Westlake with plans for thousands of homes plus commercial spaces and civic facilities once complete.

Memorial Healthcare System renewed two leases totaling approximately 93,000 square feet at Miramar Park of Commerce for administrative offices as well as training facilities. The system now occupies more than 200,000 square feet at the campus used for various purposes including pharmaceutical operations and IT support. Sunbeam Properties developed Miramar Park of Commerce which hosts more than 160 companies across five million square feet of mixed-use space; Sunbeam also plans additional residential units and amenities nearby.

Body Hot Pilates will open an approximately 1,800-square-foot studio next spring at Amara Wynwood apartment building in Miami—a recently finished project from Fifield Companies and PGIM Real Estate featuring eight stories with retail below residential units totaling over two hundred apartments.

Bagatelle Miami River restaurant opened a French Mediterranean concept occupying about 5,500 square feet along Northwest South River Drive; ownership records point to Arturo Ortega as manager of the property entity.

Prince St. Pizza is set to open its first permanent Miami-Dade County location next month after signing a lease for about 1,500 square feet on Lincoln Road pedestrian promenade in Miami Beach; previously it operated as a pop-up elsewhere locally.
