Philip Freedman has returned to Compass to oversee sales and marketing for the Raleigh Rosewood Residences in Miami Beach, according to a March 11 report from The Real Deal. Freedman, who specializes in new development condominium sales, left Douglas Elliman after seven years and now serves as senior managing director of sales for the Raleigh project. New York-based Nahla Capital acquired the three-acre oceanfront property in October for $270 million and hired Compass in February.

The current sales team includes Miltiadis Kastanis, Pablo Alfaro, Liz Hogan, Ivan Chorney, and Michael Martirena. Both Kastanis and Alfaro previously worked at Elliman before leaving last year. Developer Michael Shvo and his partners exited the project in the fall. The property is located at 1775, 1757, and 1751 Collins Avenue and features the historic Raleigh hotel.

Sales are expected to begin later this year. Freedman declined to comment on a specific timeline but said Nahla is redesigning the project into “top tier elegance.” Freedman originally joined Compass in 2017 to lead its new development division before moving back to Elliman two years later as sales director for the Ritz-Carlton Residences in Miami Beach. He said, “At the time, the project was only 45 percent sold. I turned it around and sold everything out, including the villas.” Most recently, he served as sales director for Perigon Miami Beach—a Mast Capital and Starwood Capital Group project that is about 85 percent presold.

The Raleigh is an Art Deco hotel designed by L. Murray Dixon and is known for its pool. Under previous developer Shvo’s leadership, original buildings were gutted and approval was secured for a new 17-story luxury condo tower on site with plans for 44 condos, a private members’ club, and a hotel component designed by Peter Marino and Kobi Karp Architecture & Interior Design. In January, Nahla filed a lawsuit against the seller regarding use of Marino’s designs.

The Raleigh sits on Collins Avenue’s so-called “Billionaires’ Beach,” which also includes projects like Witkoff and Monroe Capital’s Shore Club Private Collection as well as Auberge-branded condos under construction at nearby addresses where Elliman has led marketing efforts.
