Miami-Dade County commissioners approved on March 19 several real estate measures, including a preliminary step for a taxing district to fund infrastructure at Miami Freedom Park and plans for new affordable housing and residential developments in south Miami-Dade.
The decisions are expected to support ongoing growth in the county by enabling major projects such as the soccer stadium-anchored Miami Freedom Park, an affordable housing redevelopment in West Perrine, and a large-scale residential community in Princeton. These initiatives aim to address both infrastructure needs and housing demand in the region.
Developers of Miami Freedom Park received initial approval for creating a Community Development District (CDD) that would finance $129.5 million worth of roads, water management systems, landscaping, and other infrastructure improvements. CDDs are commonly used to fund infrastructure at large developments through bonds repaid by special assessments. The project is led by Jorge and José Mas along with David Beckham, featuring a 25,000-seat stadium for Inter Miami CF, retail space, offices, dining venues, a hotel with 750 rooms, and a 58-acre park. The developers lease part of the former Melreese golf course for this project. A public hearing and second vote on the CDD ordinance are scheduled for April 21.
In West Perrine, Atlantic Pacific Companies plans to redevelop a public housing site into 101 affordable and workforce apartments under the federal Rental Assistance Demonstration (RAD) program. This marks the third phase of their work on local public housing complexes. The county will lease the site to Atlantic Pacific under a 99-year term in exchange for $17 million through various payments. The RAD program allows counties to modernize or redevelop aging public housing by partnering with private developers while maintaining affordability requirements.
Lennar also received approval for its Breezewood project in Princeton—a development planned for 160 condos and 97 villas on an 18.5-acre parcel owned by TPG Angelo Gordon. Sales have begun with prices ranging from $485,000 to $528,000 according to Lennar’s website.
These approvals reflect continued investment in both market-rate and affordable housing as well as major mixed-use projects across Miami-Dade County.
