Meyers Accesso plans new 200-unit apartment building in Fort Lauderdale

Meyers Accesso, a partnership between Meyers Group and Accesso, has announced plans to build an eight-story apartment building in Fort Lauderdale’s Cypress Creek neighborhood. The project, named Avery Cypress Creek, will offer 200 one- and two-bedroom units at 6210-6282 North Andrews Avenue.

The joint venture acquired the 2.2-acre site from Double Mountain Development Ventures. Records show that the purchase was financed with a $1.6 million loan from Sky 18 Capital, based in Miami. Dave Preston and Jonathan Carter of Colliers represented the seller in the transaction.

Avery Cypress Creek is located within Uptown Urban Village, an area where Fort Lauderdale officials have encouraged mixed-use development since approving a master plan for the district in 2019. Other developers have launched projects nearby, including Grover Corlew’s Mayla Cypress with 312 units and Fairfield Residential’s Treo Apartments with 295 units.

Affordable housing is also part of the district’s growth, with Pinnacle planning two buildings totaling 196 units at 6250 North Andrews Avenue.

Meyers Accesso has other projects in South Florida. Last year, it completed Avery Lake Worth in Lake Worth Beach and purchased an office building in Boca Raton for $25 million. Meyers Group specializes in both market-rate and affordable apartments, often using low income housing tax credits provided by the state for its affordable developments.

Accesso has managed over $3.3 billion in properties nationwide and recently bought Sawgrass Lake Center in Sunrise for $36.5 million—a significant discount from its previous sale price.

South Florida’s multifamily sector has seen slower leasing activity and declining rents over the past year due to increased supply and reduced migration into the region. However, some developers believe demand will rebound by the time current projects are completed.

Other large residential developments underway in Fort Lauderdale include Affiliated Development’s The Era with 400 apartments and Fuse Group’s Arcadian complex featuring 480 apartments and retail space.
