Manalapan oceanfront lot sells for $27.5M amid surge in luxury real estate deals

An oceanfront lot in Manalapan has been sold for $27.5 million, following the recent sale of a neighboring mansion. The 1.3-acre property at 1300 South Ocean Boulevard was purchased by an entity registered in Delaware, with both buyer and seller identities remaining undisclosed.

Gary Pohrer from Serhant and Nick Malinosky of the Exclusive Group at Douglas Elliman represented the listing, while Marine Rollins of Miami Global Realty acted on behalf of the buyer. According to public records, the property previously sold for $26.2 million. The estate features 158 feet of frontage on the Atlantic Ocean and 200 feet along the Intracoastal Waterway. Although architectural plans by Gregory Bonner of B1 Architects were offered with the property, a source confirmed that these will not be used by the new owner.

The lot had been listed intermittently since 2023, initially asking as much as $38.9 million according to Zillow listings. It was relisted in July at $31.5 million before selling for its final price.

This transaction comes shortly after another significant deal next door at 1280 South Ocean Boulevard, where a mansion listed by Pohrer for $45 million went under contract. That property is owned by Rebecca Arcaini, whose husband Tonio G.B. Arcaini founded a German food additive company. The couple acquired their estate in 2003 for $5.9 million and completed construction of an eight-bedroom mansion there in 2007.

Manalapan continues to see high-value sales as buyers seek out large lots with waterfront access near Palm Beach. Recently, billionaire Randal Kirk’s estate entered contract with an asking price of $90 million, and last month Dr. Herbert Wertheim purchased an oceanfront mansion for $62 million.

Marine Rollins, who represented the buyer in this latest sale, is married to cosmetic surgeon Dr. Aaron Rollins. In November, they listed their unfinished 28,000-square-foot home on Indian Creek Island for $200 million—the highest-priced residential listing currently on the market in Miami-Dade County.

Rollins could not be reached immediately for comment.
