Lease roundup: New restaurants debut as South Florida projects secure key office tenants

Tokyo’s Michelin one-star restaurant Oniku Karyu is set to open its first U.S. location, Karyu Miami, in the Design District. The new restaurant will be a 263-square-foot, 12-seat wagyu kaiseki at 40 Northeast 41st Street and is scheduled to open on Wednesday. This venture is a collaboration between Spicy Hospitality Group and chef Haruka Katayanagi, with three of Katayanagi’s protégés relocating from Japan to Miami to manage the kitchen and dining room.

The property is owned by Miami Design District Associates, a partnership that includes Dacra, L Catterton Real Estate, and Brookfield. These firms are responsible for developing the Design District.

In West Palm Beach, Nora District has secured its first office tenants. CrossRange Investments leased 3,300 square feet for its headquarters, while architecture and design firm Hart Howerton took 3,100 square feet. Nora District is being developed by Place Projects (Miami), NDT Development (West Palm), and Wheelock Street Capital (Greenwich). The project spans 40 acres between Palm Beach Lakes Boulevard and Quadrille Boulevard and from Dixie Highway to the Florida East Coast Railway tracks.

Nora’s development plan preserves low-rise houses in the center of the district while planning mid-rise and high-rise buildings for other areas. The initial phase transformed old warehouses along Railroad Avenue into 150,000 square feet of retail and dining space and added 55,000 square feet of offices. Retail tenants include Warby Parker, Sweat440, and The Spot Barbershop. BD Hotels and Sean MacPherson are also collaborating on the Nora Hotel project with an expected completion this fall.

At Brickell’s office tower at 801 Brickell Avenue in Miami—owned by Monarch Alternative Capital and Tourmaline Capital Partners—three new leases were signed: Walleye Capital (10,400 square feet), Russell Reynolds (3,200 square feet), Elektron Energy (2,200 square feet). Eastdil Secured expanded its space by 1,700 square feet for a total close to 8,000 square feet.

Skechers opened a showroom spanning 10,000 square feet at Homestead Towne Square in Homestead. Kimco Realty owns this roughly 209,000-square-foot center anchored by Marshalls, Publix, CVS Pharmacy, and HomeGoods.

Blushington will launch its first franchise location in Palm Beach County at The Greens at Boca shopping center on February 14. Founded by Stephi Cohen and Nicki Maron with CEO Natasha Cornstein leading operations; Dr. Karen Diaz Meaike will run this franchise site.

Alta Developers have fully leased out all ground-floor commercial space at Crest at Pinecrest apartment building near Pinecrest. Paris Baguette leased a unit of 2,800 square feet marking their entry into South Florida; Jetset Pilates took up another unit while Las Rocas indoor rock climbing venue secured the largest space among them.

Pembroke Gardens retail center welcomed several new tenants including J.Jill (3,400 sq ft) and Crema Gourmet Espresso Bar (2 ,000 sq ft). Other incoming businesses include Jetset Pilates , Aerie , Rowan jewelry store & Coach . Federal Realty Investment Trust owns Pembroke Gardens .

APM Restaurant Group led by Álvaro Perez Miranda announced Emelina , a fine-dining restaurant opening Tuesday at Flamingo Park district in West Palm Beach . Chefs Osmel González & Camila Salazar will oversee cuisine which offers contemporary Cuban dishes . This marks APM’s first non-Japanese concept locally .
