Jade Signature condo leads Miami-Dade weekly sales as overall market slows

Condo sales in Miami-Dade County decreased last week, with brokers closing 80 transactions totaling $82.3 million between August 4 and August 10. This marked a decline from the previous week, when 97 condos were sold for a total of $104.6 million.

The average sale price per unit also dropped to about $1.03 million, compared to $1.08 million the week before. The average price per square foot fell slightly to $563 from $570, based on data provided by Redfin.

Among the top ten sales for the week, prices ranged from $1.7 million to nearly $14.8 million.

The highest-priced transaction was at Jade Signature, located at 16901 Collins Avenue in Sunny Isles Beach. Unit #5103 sold for $14.8 million, or $2,605 per square foot, after spending 91 days on the market. Rejane Gomes de Paula with Fortune Christie’s International Real Estate listed the property, while Abe Ash with Multivest Realty represented the buyer.

The second most expensive sale was unit #7255 at Oceanside on Fisher Island Drive in Miami Beach, which closed for $9 million or $2,866 per square foot. Denise Levine with Denise LeVine Realty handled the listing and Jill Eber with Coldwell Banker Realty represented the buyer.

Other notable transactions included a unit at Cape Florida Club in Key Biscayne that sold for just under $1.67 million and a residence at Epic West in Miami that fetched $1.75 million.
