Ideal Nutrition has opened a new store in downtown Fort Lauderdale as part of its ongoing expansion across Florida. The healthy meal delivery company has leased 1,300 square feet on the ground floor of Coasterra Apartments at 150 Southeast Third Avenue. Scott Weprin of Colliers represented Ideal Nutrition in the transaction, while Jonathan Rosen of JLL represented the landlord.
Fairfield Residential, based in San Diego, California, completed the 242-unit Coasterra apartment tower last year. The property includes about 9,500 square feet dedicated to restaurant and retail use.
Wolfgang Brunet leads Ideal Nutrition, which also recently leased a 43,200-square-foot warehouse at Prologis Airport Center in unincorporated Palm Beach County. The company operates additional South Florida locations in West Palm Beach, Palm Beach Gardens, Boca Raton, downtown Miami and Wellington. Plans are underway for further expansion into Miramar and Boynton Beach.
Bridge International has secured a tenant for its industrial campus under development in Doral. Barberi International, an importer and distributor specializing in Latin American snacks, has preleased 32,500 square feet at Building 1 of Bridge Point Doral at 3600 Northwest 107th Avenue. According to a news release from the landlord, Barberi will consolidate its two existing South Florida locations into this space.
Wayne Ramoski from Cushman & Wakefield represented Bridge International as landlord; Nicolas Palazzo from Cushman & Wakefield represented Barberi International as tenant.
Bridge Point Doral is being developed by Chicago-based Bridge on a 175-acre site and will span approximately 2.6 million square feet upon completion. The first phase includes five buildings scheduled for completion by year-end; the second phase with two more buildings is expected next year.
On a separate parcel within Bridge Point Doral, SJC Ventures and Nuveen Real Estate are building the Whole Foods-anchored Doral Marketplace retail center after purchasing the land for $32 million from Bridge last year.
Bridge’s portfolio totals about 11 million square feet of industrial space—both completed and under construction—in South Florida. Steve Poulos leads Bridge with Kevin Carroll overseeing operations in the Southeast Region.
American Thrift Stores is also expanding within South Florida by leasing a new location in Hialeah. The chain signed for 32,900 square feet at 520 West 49th Street. Scott Witkowski and Chris Haass from Cohen Commercial Realty represented American Thrift Stores during lease negotiations.
Property records indicate that the shopping center housing American Thrift’s new Hialeah location is owned by an affiliate of Philips International based in Great Neck, New York.
