Goat Hospitality Group secures buyer for Pinecrest estate amid active luxury home market

The owners of Goat Hospitality Group have found a buyer for their Pinecrest estate, which is listed at $18 million. The sale, still pending, was secured during Miami Art Week and represents the highest-priced contract among 14 signed in Miami-Dade County between December 1 and December 7. This information comes from the latest Eklund-Gomes report, which tracks homes and condos listed at $4 million or more on the Multiple Listing Service.

According to the report by Douglas Elliman’s team led by Fredrik Eklund and John Gomes, properties under contract last week spent an average of 173 days on the market. In total, 61 new luxury listings were added during that period, bringing the county’s inventory to 1,323 high-end homes and condos.

In comparison, buyers signed contracts for 11 properties in Miami-Dade during the previous week with a combined asking price of $86.2 million.

For last week’s activity, the asking dollar volume for the 11 single-family homes and three condos under contract reached $100.6 million. The single-family homes averaged an asking price of $7.4 million each and spent about 169 days on the market before going under contract; together they totaled $81.6 million in asking volume.

The top contract is for a mansion at 10061 Southwest 60th Court in Pinecrest. The listing agents are Fredrik Eklund and Jennifer Goldstein of Douglas Elliman. Derek and Lisa Gonzalez of Goat Hospitality purchased the nearly one-acre property for $5.7 million in 2022 before constructing a new home featuring a Balinese-style pool, outdoor shower, sauna, and primary suite.

Condos that went under contract last week had an average asking price of $6.3 million with an average time on market of 183 days; these units totaled $19 million in asking value at roughly $2,154 per square foot.

Among condo sales last week was Unit 1903 at Estates at Acqualina in Sunny Isles Beach—listed by Ryan Mendell of Maxwell E Realty Inc.—which became the most expensive condo to enter into contract during this period. David Schwartz from Lexington, Massachusetts purchased this four-bedroom unit for $5.4 million in 2022; it measures just under 3,300 square feet.

In New York City during the same week, buyers signed contracts for 29 homes with a combined asking price of $233.5 million; these properties typically spent much longer on market—736 days on average—according to data from Olshan Realty.
