Dacra, Fort Partners, and their development partners announced on Mar. 13 that French hospitality brand Fouquet’s will operate the hotel and manage the condominiums at the planned Miami Design Residences Designed by Chipperfield in the Miami Design District.

The partnership brings a well-known Parisian brand to Miami for the first time, marking Fouquet’s second location in the United States after its New York opening in 2022. The move is part of ongoing efforts to expand luxury offerings in the area.

According to a news release from the developers, Fouquet’s will also oversee dining concepts at the property. The project is being developed by Miami Design District Associates, which includes Dacra led by Craig Robins, Fort Lauderdale-based Fort Partners led by Nadim Ashi, Raycliff Capital from New York, and Constellation Hotels Holding from Qatar. L Catterton Real Estate and Brookfield are also part of the group that has played a significant role in developing much of the district as a center for art, luxury retail, and dining.

The development will feature a 25-story condominium building with 143 units connected to a 12-story hotel with 85 rooms. The site is located at 39 Northeast 39th Street and covers nearly two acres. The design comes from Pritzker Prize-winning architect Sir David Chipperfield along with Cube 3. In January, a local projects review board approved Miami Design Residences; board member Gia Zapattini said during approval that the project “is raising the bar really for the neighborhood.”

Fouquet’s parent company Barrière was founded in 1912 and remains family-owned under Joy Desseigne-Barrière and Alexandre Barrière, with Gregory Rabuel serving as CEO. Its portfolio includes hotels in Paris, Saint-Barthélemy, Courchevel, as well as casinos, restaurants, bars, an elite gaming club, and other luxury hotels.

Other residential developments are also underway in the district. Hunter Pasteur and The Forbes Company plan Cassi apartments—a 20-story building with 107 units—while Helm Equities’ Live Local Act project will bring a 36-story tower with residential units plus an adjacent office building.
