A former vice president of Royal Caribbean purchased a waterfront home on the Venetian Islands for $17.3 million, according to property records from Mar. 27. Brad Miller and his wife, Jill, acquired the six-bedroom, 6,500-square-foot house at 1041 North Venetian Drive. The property was developed by Humberto Ramirez and completed late last year on a 9,000-square-foot lot.

The sale adds to a series of high-value transactions in the Venetian Islands area this month. Ramirez said the home sold within three months of being listed and that buyers at this price point are seeking custom homes with luxury finishes rather than properties built on speculation. “Buyers in this price range ‘know exactly what they want,'” Ramirez said.

Amir Kermani, a Miami-based chiropractor, also made moves in the area by selling his six-bedroom home at 4340 North Bay Road for $25 million earlier this month and purchasing a vacant waterfront lot at 1230 South Venetian Way for $10.3 million. The listing indicates that the lot can accommodate a mansion larger than 9,000 square feet.

In another recent transaction on the islands, Fred Mann sold his five-bedroom house at 1001 North Venetian Drive to a Delaware limited liability company for $10.5 million—about nineteen percent below its asking price—while still realizing gains over its previous sale price of $6.2 million in 2021.

Additionally in March, a double-lot waterfront property on Di Lido Island sold for $24.5 million. The half-acre site is approved for an expansive residence including six bedrooms and multiple amenities such as eight bathrooms, four half-baths, gym, spa, library and media room.

These transactions highlight ongoing interest among buyers seeking luxury properties with specific features while sellers continue to see significant returns despite some negotiations below asking prices.
