Several companies have signed new leases or expanded their presence in South Florida, according to a March 9 announcement. Downtown Doral, developed by Codina Partners, has secured two new tenants and seen both a lease expansion and renewal at its mixed-use complex.
Cano Health, an operator of medical centers in Florida, will relocate its headquarters in June to a 25,200-square-foot space occupying the entire sixth floor at the 8333 Downtown Doral office building. The company is moving from its current location on Northwest 117th Avenue in unincorporated Miami-Dade County, which is set for demolition and redevelopment into industrial space. Isuzu North America Corporation has also signed a new lease for 6,300 square feet on the fifth floor of the same building. HDR Engineering renewed and expanded its third-floor office by 25 percent to total 16,400 square feet, while Ekman & Company renewed its lease for 3,100 square feet.
Antonio Puente and Jonathan Jay of Fairchild Partners represented Downtown Doral in these transactions. Cano Health was represented by Vivian Gonzalez of Cushman & Wakefield; Isuzu was represented by Travis Boyd and Jeff Gordon of CBRE; HDR Engineering and Ekman were represented by Ikre Balauste of JLL. The building is now reported to be 90 percent occupied.
Elsewhere in South Florida, Franklin Street opened an office in Coral Gables at 2 Alhambra Plaza. This marks the Tampa-based commercial real estate services firm’s second outpost in the region. The firm hired Rafael Romero as regional manager last August and now has eight employees focused on self-storage and retail investment sales, retail leasing, and capital markets.
In Palm Beach, law firm Cullen and Dykman opened its first South Florida office at 375 South County Road. The firm said it is following clients from the Northeast who are expanding into South Florida. The tri-county area has become increasingly attractive to out-of-state firms over recent years.
Concorde Investment Services will move its headquarters from Ann Arbor, Michigan to Boca Raton this fall after leasing a new space at 301 Yamato Road. This move comes amid renewed interest from out-of-state firms relocating to South Florida following the pandemic-era leasing boom.
Additionally, EU Motors from Krakow has opened its first U.S. plant in Hallandale Beach after Federal Communications Commission regulations required certain drone parts to be manufactured domestically due to national security concerns. James Buchheim, chairman of EU Motors, said that while the company had planned a U.S. expansion for some time, “the FCC requirement just ‘accelerated’ the expansion.” The facility will initially produce up to 5,000 motors per month.
