Cipriani-branded condos planned for downtown Boca Raton

Key International and Wexford Real Estate Investors have announced plans to develop Mr. C Residences Boca Raton, a 12-story condominium project at 41 Southeast 4th Street in Boca Raton. This marks the first branded condo development in the city in nearly ten years, following the incomplete Mandarin Oriental project that began sales in 2016.

Key International is based in Miami and led by Inigo and Diego Ardid, while Wexford operates out of West Palm Beach under Joseph Jacobs and Philip Braunstein. The new development will feature Cipriani branding, offering two- and three-bedroom units starting at $1.7 million. Arquitectonica is responsible for the building’s design, with interiors by 1508 London.

Amenities planned for Mr. C Residences include spa facilities such as a hammam, infrared sauna, steam room, sound dome, fitness center, lap pool, hot and cold plunge pools, padel and pickleball courts. Additional features will be a rooftop pool, social lounge, playroom, and golf simulator.

The condos will also provide dining options consistent with Cipriani-branded properties: “The Boca Raton condos are slated to include a Bellini Restaurant, a rooftop bar, in-unit dining and event catering,” according to the release.

Douglas Elliman Development Marketing has been selected to lead sales from its gallery at 36 Southeast 3rd Street. The developers purchased the site for $15.7 million through three separate transactions last year.

Mr. C Residences adds to recent activity in Boca Raton’s condominium market. Earlier this month billionaire Michael Dell’s BDT & MSD Partners proposed a 60-unit condo project at Boca Raton Resort & Club. Terra and Frisbie Group are also pursuing approval for One Boca—a redevelopment plan for the city’s government campus that could bring an additional 182 condo units if approved by voters on March 10.
