Chateau Beach penthouse leads weekly Miami-Dade condo sales

Miami-Dade County saw a rise in total condo sales volume last week, despite fewer units changing hands compared to the previous period. According to data from Redfin, brokers completed 55 condominium transactions totaling $94.2 million between Aug. 11 and Aug. 17, down from 80 sales worth $82.3 million the week before.

The average price per unit increased to $1,713,245 from the prior week’s $1,028,539. The average price per square foot also rose to $820 from $563.

Among the top ten transactions for the week, prices ranged from $2 million to nearly $15 million.

The highest sale was for the Sky Villa unit at Chateau Beach located at 17475 Collins Avenue in Sunny Isles Beach. The property closed at $14.9 million, or $1,829 per square foot. Jonathan Mann and Jill Hertzberg of Coldwell Banker Realty represented the seller while Alberto Fernandez of Sustainable RE represented the buyer.

The second-largest transaction involved unit 1103 at 57 Ocean on Miami Beach’s Collins Avenue, which sold for $11 million or $3,288 per square foot. Gabriela Dajer with One Sotheby’s International Realty was the listing agent and Alex Carnot with United Realty Group represented the buyer.

Other notable deals included:

– Icon South Beach (450 Alton Road, unit 4104) in Miami Beach: Sold for $2 million ($1,302 psf). Listing agent Jolanta Dussaud with JD Realty; buyer’s agent Paolo Coniglio with Compass Florida.
– Milano at Deering Bay (13621 Deering Bay Drive, unit 903) in Coral Gables: Sold for $2.62 million ($882 psf). Listing agent Marilyn Miguel with Miami Real Estate Global; buyer’s agent Lorena Rodriguez with Serhant.

These figures reflect continued demand for high-end condominiums in key Miami-Dade locations such as Sunny Isles Beach and Miami Beach.
