CC Homes acquires land in Davie for luxury home development

CC Homes has acquired a 152-acre site in Davie for $50 million, with plans to build 151 single-family homes. The property is located at the northeast corner of I-75 and the Royal Palm Boulevard exit ramp. The seller was KBNP, an affiliate of Turnberry led by Jackie Soffer, according to public records and real estate database Vizzda.

The development, named Estates by Turnberry, will feature homes designed by MSA+ ranging from 3,400 to 5,700 square feet, with some reaching up to 6,000 square feet if additional rooms are added. Lot sizes will be between 20,000 and 25,000 square feet. Jim Carr of CC Homes told The Real Deal in June that construction and sales are expected to begin this year. Base prices for the homes will start between $1.6 million and $1.8 million.

This project represents a shift from Turnberry’s previous plan for the site over ten years ago, which included offices, retail space totaling two million square feet, and a hotel.

The Davie Planning & Zoning Board approved the new project on April 8. The town council gave preliminary approval on May 7 and final approval on May 21. Additionally, the council approved a community development district (CDD) for Estates by Turnberry. CDDs allow developers to finance infrastructure such as water connections and roads through bonds repaid via assessments on homebuyers.

Davie Mayor Judy Paul noted during the May 7 meeting that she had been the only council member opposed to an earlier proposal for a large shopping center at this location.

Turnberry’s earlier project—called Davie Commons—did not move forward after KBNP purchased a $17.4 million mortgage on the land in 2012 following foreclosure proceedings initiated by KeyBank.

CC Homes is based in Coral Gables and was established more than fifteen years ago by Armando Codina and Jim Carr. Codina also leads Codina Partners with his daughter Ana-Marie Codina; their completed projects include Downtown Doral in Doral and Beacon Logistics Park in Hialeah. Carr previously founded Westbrooke Communities in 1976 before selling it in 1998 but remained as president until 2001; he later formed Carr Residential I.

Recently completed projects by CC Homes include Pine Rockland Estates near Coral Gables—a community of twenty-six single-family homes that has sold out.

Other recent development activity in Davie includes BSD Capital’s $16 million purchase of a nearly five-acre site at 4491 South State Road 7, where plans call for two towers containing apartments as well as retail and office space; Coconut Grove-based 13th Floor Investments and Miami Beach-based JSB Capital Group secured financing earlier this year for another apartment complex nearby.
