Buyer acquires second Manalapan estate for $35.1 million in April transaction

Rebecca and Tonio Arcaini sold their oceanfront Manalapan estate for $35.1 million, according to an April 13 report. The property at 1280 South Ocean Boulevard was purchased by Pitchoune Life, a Delaware entity that also acquired the adjacent lot for $27.5 million in January, bringing the total spent on the two properties to $62.6 million.

The purchase highlights continued strong demand for luxury waterfront properties in South Florida during the winter and spring months, which are typically busy seasons for real estate activity in the region.

Gary Pohrer handled the listing of both properties, while Marine Rollins of Miami Global Realty represented Pitchoune Life as buyer’s agent in both transactions. Rollins is married to cosmetic surgeon Dr. Aaron Rollins; last month, they sold their Indian Creek Island home in Miami to Mark Zuckerberg and Priscilla Chan for $170 million.

Tonio Arcaini is described as an Italy-born, Germany-raised businessman who founded German food additive company TA-XAN AG. Records indicate that he and Rebecca Arcaini purchased the 1.3-acre Manalapan estate through a trust in 2003 for $5.9 million before constructing a nearly 16,000-square-foot mansion on the site four years later. The home features eight bedrooms, thirteen bathrooms, four half-bathrooms, a two-bedroom guest house, theater, wine cellar, pub, gym facilities including sauna and massage room.

The Arcainis originally listed their property at $56 million last May but reduced the price three times before selling it this month. Their mailing address on official documents corresponds with another local mansion developed by Joe Farrell that recently went under contract at nearly $20 million.

Recent weeks have seen significant activity among high-end buyers in Manalapan: Frank and Dolores Mennella bought a nearby ocean-to-lake estate for over $51 million earlier this month after purchasing another luxury property last year; billionaire Dr. Herbert Wertheim acquired an oceanfront mansion there late last year for $65 million.
