Boca Raton mansions lead luxury home contracts in Palm Beach County

Two luxury mansions in Boca Raton’s Royal Palm Yacht & Country Club were among the top properties to go under contract in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team. Between February 9 and February 15, buyers signed 34 contracts for high-end homes across the county, with total asking prices reaching $221.5 million. This represents an increase from the previous week, when 21 contracts were signed for a combined $151.3 million.

The report covers single-family homes and condos listed at $3 million or more in the Beaches MLS. It also noted there were 62 new listings and a total of 1,291 active listings during this period.

Of the pending sales last week, 25 were single-family homes and nine were condos. The average asking price for condos was $4.3 million, or about $1,393 per square foot, with an average of 77 days on the market. Single-family homes had an average asking price of $7.3 million—about $1,536 per square foot—and typically spent 103 days on the market.

The most expensive property to find a buyer was an 11,500-square-foot waterfront mansion at 298 West Key Palm Road in Boca Raton with an asking price of $24.5 million. Records show that Phillip Kirschbaum, whose family is associated with freight business interests, purchased the home for $22.6 million in 2023. Built by SRD Building in 2022 on a 0.6-acre lot, the mansion features six bedrooms, eight bathrooms, two half-bathrooms, a gym, wine room, pool and dock along its 166 feet of waterfront frontage.

Kirschbaum first listed the home for sale at $27 million in 2024 before reducing the price to its current level; David Roberts with Royal Palm Properties is handling the listing.

Another significant pending sale is located at 1831 Sabal Palm Drive within Royal Palm Yacht & Country Club and was listed for $18 million. According to property records, Marco Capoccia, Maria Cervi-Capoccia, John Lombardi and Peter Ciregna acquired this property for $5 million in 2023 before completing construction on an approximately 8,600-square-foot mansion last year. The home includes six bedrooms, seven bathrooms plus one half-bathroom as well as amenities such as a gym and sauna.

This property was put on the market for $18 million in December; Jacqueline Feldman with One Sotheby’s International Realty has that listing.
