Billionaire optometrist and inventor Dr. Herbert Wertheim has acquired a mansion in Manalapan for $65 million, according to property records. The estate, located at 1160 South Ocean Boulevard, spans nearly 28,000 square feet and was sold by a land trust.
The transaction marks the first time since 2022 that a home in Manalapan has sold for more than $60 million. The last sale above this threshold was Oracle co-founder Larry Ellison’s $173 million purchase three years ago.
According to Corcoran Group spokespersons Phil and Candace Friis, who represented the seller, the deed recorded the sale at $61.8 million. An additional $3 million covered furniture and other credits.
The two-acre estate features amenities such as two swimming pools, an air-conditioned garage with space for more than 13 cars, a cabana, gate house, and a dock with boat lifts. The listing agents also noted that the property offers access to both the ocean and the Intracoastal Waterway via an underground tunnel. It includes eight bedrooms, eight bathrooms, six half-bathrooms, and 160 feet of water frontage.
The selling trust previously purchased the property for $28 million in 2021; its value has since more than doubled over four years.
Dr. Wertheim is known as founder and leader of Brain Power, which is described as the largest producer of optical tints for eyeglasses. According to Forbes estimates cited in recent reports, his net worth stands at $3.9 billion—a decrease of about $2 billion from last year.
Last year, Wertheim bought another waterfront residence at 305 Indian Road in Palm Beach for $38 million from developer Todd Glaser.
Real estate agents note that buyers are attracted to Manalapan because its properties tend to be larger than those in nearby Palm Beach while remaining close to well-known sites like President Donald Trump’s Mar-a-Lago Club.
Other significant recent transactions in Manalapan include Larry Ellison’s continued investment through his purchase of Eau Palm Beach Resort & Spa for $277.4 million last year and WeatherTech founder David MacNeil’s acquisition of an oceanfront property at 1140 South Ocean Boulevard for $55.5 million earlier this year from developer Joe Farrell.
