Developer Aldo Stark has secured a buyer for his Stone Creek Ranch mansion, which was listed for $45 million. This transaction marked the highest-priced luxury contract in Palm Beach County last week.
According to a market report from Douglas Elliman’s Eklund-Gomes team, 11 contracts were signed between September 15 and September 21 for luxury properties in Palm Beach County. The total asking price for these pending homes reached $103.9 million, with an average of 72 days on the market. This represents an increase compared to the previous week, when the same number of contracts totaled $53.6 million in asking volume.
The Eklund-Gomes team’s report monitors signed contracts for single-family homes and condos listed at $3 million or more on the Beaches MLS. Last week, there were 37 new listings added, bringing the total number of active listings to 1,017.
Of the properties that went under contract last week, nine were single-family homes and two were condos. The pending condos had an average asking price of $8.8 million ($1,499 per square foot) and spent about 31 days on the market. Single-family homes accounted for $95.1 million in asking volume with an average time on market of 114 days and an average asking price of $10.6 million.
The most expensive property to find a buyer was Aldo Stark’s mansion at 9200 Rockybrook Way in Stone Creek Ranch—a gated community near Delray Beach in unincorporated Palm Beach County. The home spans 17,800 square feet and sits on a 2.7-acre estate built in 2017. It features seven bedrooms, ten bathrooms, two half-bathrooms, a theater, wine room, gym and sauna, guest house, pool and cigar lounge.
Stark purchased the property in January for $26 million from the Cafaro family of Ohio; William M. Cafaro is recognized as a pioneer of American malls. Senada Adžem with Douglas Elliman holds the listing.
The second-highest priced listing to go under contract last week was a waterfront home at 13209 Rolling Green Road with an asking price of $8.5 million. Located near North Palm Beach in unincorporated Palm Beach County, this property is owned by Dr. Gregory Delange—a cosmetic surgeon based in West Palm Beach—who bought it last year for $6.8 million according to property records. Built in 2014 on a 1.2-acre lot with five bedrooms and five bathrooms (plus two half-bathrooms), it includes a pool, dock and has frontage along the Intracoastal Waterway.
